Company Description
Arya Realties is a real estate development company building quality residential developments in Abuja. Our work covers the full development cycle — land, design, construction, and delivery — and we hold construction quality to a standard that does not bend.
Role Description
- Set out building lines, gridlines, levels, and column base positions accurately from the architectural and structural drawings using a total station, theodolite, and automatic level; protect and re-verify benchmark and reference points throughout the build.
- Map out column bases and footing positions before excavation and before reinforcement is placed, verifying alignment, spacing, dimensions, and elevations against the structural drawings — no pour proceeds without verified setting out.
- Inspect all structural materials on delivery — cement, reinforcement bars, aggregates, sand, water, blocks, and structural steel — verify each against the project specification and bar-bending schedule, and reject any consignment that fails to meet standards, documenting the basis for rejection.
- Inspect and sign off on rebar placement, cover blocks, formwork, and shoring before each concrete pour; witness pours, slump tests, and cube tests, and enforce curing protocols.
- Supervise day-to-day structural works on site — excavation, foundations, reinforcement, formwork, concrete placement, masonry, and structural steel where applicable — and maintain a daily site log of activities, inspections, deviations, and decisions made.
- Interpret structural drawings, specifications, and bar-bending schedules and translate them clearly to site supervisors and tradesmen; mark up redlines and maintain as-built records as the work progresses.
- Coordinate with the architect, MEP consultants, design structural engineer, and contractor to resolve clashes; flag and escalate any proposed deviation from the approved design before execution.
- Enforce site safety procedures for structural works — shoring, scaffolding, lifting, working at height, and excavation safety — and identify structural risks early (settlement, cracking, deflection, water ingress) and recommend corrective action.
- Submit weekly structural progress reports to the Project Manager with photographs, measured progress, issues, and next-week priorities; participate in weekly project meetings, maintain a transparent issues register, and escalate matters that affect cost, time, or quality.
Qualifications
- B.Eng. in Civil/Structural Engineering or B.Sc Building technology from a recognised institution. M.Eng. is an advantage.
- Registration: NSE membership in good standing.
- Experience: Minimum 3 years post-NYSC experience in building construction, with at least 3 years in an onsite role on residential or mixed-use developments.
- Project scale: Demonstrable experience on at least one project of comparable scale to ours (multi-unit residential, multi-storey, or estate development).
- Local context: Working knowledge of Abuja / FCT construction conditions, soil types, and the FCDA / AMMC approval and inspection process.
Technical Skills
- Strong setting-out skills, with confident use of total station, theodolite, automatic level, and standard surveying instruments.
- Strong working knowledge of reinforced concrete design and detailing, with the ability to read and verify bar-bending schedules.
- Proficiency in at least one structural analysis package (ETABS, STAAD Pro, Prota Structure, SAFE, or similar).
- Proficiency with AutoCAD; familiarity with Revit / BIM workflows is an advantage.
- Comfortable with Microsoft Office (Excel for site reporting, Word for documentation) and with common site communication tools.
- Solid understanding of the Nigerian Building Code, BS 8110 / Eurocode 2, and relevant material standards (NIS, BS, ASTM).
What We Are Looking For (Beyond the CV)
- Judgment under pressure: ability to make sound calls on site when things do not go to plan, and to know exactly when to escalate.
- Attention to detail: you read every drawing carefully, and you do not assume.
- Clear communicator: You can explain a technical issue plainly to a foreman, an architect, or a non-technical director.
- Ownership mindset: you treat the project like your own, not just a posting.
Working Conditions
- Expected presence on site during all critical works.
- Standard work week with extended hours during pours and critical milestones.
- Site allowance, PPE, and required tools provided by Arya Realties.
- Travel between project sites within Abuja may be required (Logistics covered by Arya).
